Download & Open

Download HOABoard from the App Store. On first launch, three sample communities are pre-loaded so you can explore the app before setting up your own.

Add Your Community

Tap the community picker at the top of the screen → Add Community. Enter your HOA's name and address. Takes under 30 seconds.

Enable Feature Modules

Go to Settings → your community → Modules. Toggle GPS, Events, Documents, and Analytics on or off based on what your HOA needs.

Import Your Residents

Stand in the community, open the Residents tab, and tap "Discover Nearby Addresses" to auto-import every address within your configured radius.

  1. Make sure HOABoard has Location permission: Settings → Privacy & Security → Location Services → HOABoard → While Using App.
  2. Step outside — GPS does not work reliably indoors. Wait for the "Getting GPS fix…" indicator to clear.
  3. If the address fills in but is wrong, you may be near a property boundary. The app takes the nearest geocoded address to your coordinates — walk closer to the property and try again.
  4. Check that your device has cellular or Wi-Fi on — reverse geocoding requires an internet connection even if GPS hardware works offline.
  1. Be physically inside the community — not in a parking lot or nearby street. The scan radiates outward from your exact GPS position.
  2. Try widening the radius: Settings → GPS & Evidence → Discovery Radius. Set it to 250–500 yards for a first sweep.
  3. Check that "Discover Nearby" is available on the Residents tab — it only appears if the GPS module is enabled. Go to Settings → Modules → GPS → On.
  4. Ensure internet is available. Discovery uses Apple Maps geocoding, which requires network access.
  5. If you still get no results, check the Logs screen (tap the log icon in the top bar) for error details.
  1. Confirm the resident's state field uses a 2-letter code (e.g. CO, not Colorado). Regrid requires the abbreviation. Edit the resident record and correct the state if needed.
  2. Verify your Regrid API token is correct and active: Settings → Property Records API. Paste the token again and save.
  3. Check your Regrid usage at regrid.com — the free tier allows 1,000 lookups/month. If you've exceeded the limit, lookups will fail until the next billing cycle.
  4. Some properties (rental units, LLCs, trusts) list an entity name rather than an individual. This is correct — it reflects the public record.
  5. Open the Logs screen to see the exact request URL and response for the failed lookup.
  1. The most common cause is not having the minimum required photos. Check the photo count badge at the top of the form — it shows how many more photos are needed.
  2. The minimum photo count is set per community. Go to Settings → GPS & Evidence → Min. Photos per Violation if you want to lower the requirement.
  3. Make sure a violation category is selected — this field is required.
  4. Ensure the address field is not empty. If GPS didn't fill it in, enter it manually.
These are demo communities seeded on first launch so you can explore the app. To remove them: open the community picker → swipe left on a sample community → tap Delete. They have no effect on your real communities.
Modules are toggled per community. Go to Settings → [your community] → Modules and enable the ones you need. Each community has its own module configuration — switching communities changes which modules appear.

HOABoard is currently iOS-only (iPhone and iPad). Android is on the roadmap — contact us to be added to the notify list.
HOABoard requires iOS 17 or later. It runs on iPhone and iPad. Apple Silicon Macs running iOS apps are not officially supported.
Yes. HOABoard supports unlimited communities in a single app session. Each has its own residents, violations, modules, GPS radius, and settings. Switch between them instantly from the community picker.
All data is stored locally on your device using secure on-device persistence. No account, login, or cloud sync is required. Data stays private and accessible even without internet.
It uses your device GPS and Apple Maps to find every residential address within your configured radius (25–500 yards) and auto-creates placeholder resident records for addresses not already in your community. Full guide →
Only for the "Look Up Owner" feature, which queries public parcel records to auto-fill owner names. Without it the rest of the app works fully. Regrid offers 1,000 free lookups/month — sign up at regrid.com/plans.
Go to Settings → GPS & Evidence → Min. Photos per Violation. Set 1–5 photos (default 2). Inspectors cannot save a violation until the minimum is met. Configurable per community.
Open any resident record, confirm the address and 2-letter state code are correct, then tap "Look Up Owner from Property Records." HOABoard queries Regrid and fills in the legal owner name. A Regrid API token must be set in Settings first.
